Latitude Margaritaville Hilton Head: Why Resale Days on Market Rise

Latitude Margaritaville Hilton Head sits on a short list of communities that actually earned their reputation before the marketing caught up. It was named the nation's most popular active adult community of 2018 by 55Places.com, won Best 55+ Community of the Year in 2019 from the National Association of Home Builders, and landed on both the John Burns Real Estate Consulting and RCLCO top-50 master-planned community lists in the years that followed. None of that is hype copy. It is why buyers keep showing up at the sales center on Highway 278.

So the numbers coming out of the resale market in 2026 don't fit the story you'd expect. Homes that used to move in about a month are now taking four to five times as long to sell, and the median sale price has actually eased since winter. If demand were falling off, that would make sense. It isn't. Closed sales climbed steadily through the first half of the year. The real explanation has nothing to do with buyer interest and everything to do with who else is selling homes inside the same gates.

What the Sales Data Actually Shows

Year-to-date figures published in February 2026 put single-family days on market at 167, a jump of more than 400 percent compared to the same stretch the year before. Median sale price for that early window was $505,000, still up 5.6 percent year over year, but total closed sales had dropped by more than half compared to 2025's pace.

By May 2026, the picture had filled in. Closed sales for the year had climbed past 140, a healthy number for a community still building out new sections. But the median sale price had settled to $485,400, and average days on market, while down from February's figure, still sat at 145. Sellers were getting 98.51 percent of list price in May, essentially matching the 98.8 percent figure from February.

That last detail is the one worth sitting with. A list-to-sale ratio in the high 90s usually signals a market where sellers are pricing accurately and buyers aren't finding much room to negotiate. Here, it means something closer to the opposite. Sellers in this community are pricing defensively from the start, because they know exactly what they're competing against down the street.

Redfin's own trend data for December 2025 makes the shift concrete. Homes that closed that month sold after an average of 75 days on market, compared to just 7 days the December before. Only 29 homes sold that month, against 77 a year earlier. The slowdown didn't begin in 2026. It was already underway by the end of 2025, months before either published report caught up to it.

The Builder Hasn't Stopped Selling Either

Latitude Margaritaville is still under active construction, with Minto Communities releasing new homesites across multiple phases, including Phase 5 through Phase 8 and Phase 10. That single fact changes the math for every resale seller in the community. In most established neighborhoods, a homeowner competes against other homeowners. Here, the seller down the street is also competing against a developer with unsold inventory and its own reasons to move it on a schedule.

The builder's move-in-ready listings in 2026 have carried price reductions in the tens of thousands of dollars, tied to using the builder's designated closing attorney, Mikkelson Law Firm, and an approved lender. One move-in-soon listing showed a base price of $356,980 discounted by $33,500 to a final price of $323,480. Another showed a $392,575 home reduced by the same $33,500 to land at $359,075.

A resale seller can't offer a builder-style discount tied to a preferred lender relationship, but they are absolutely being priced against homes that can. That's the mechanism behind the elongated timeline. It isn't that buyers stopped wanting the lifestyle. It's that every resale listing now sits next to a new-construction alternative with a built-in incentive, and buyers know to ask about it before they write an offer.

Naming rights matter here too. Even the HOA structure reflects an obligation resale owners can't shop away. According to community materials, the Jimmy Buffett licensing arrangement behind the Margaritaville brand is built into the HOA cost structure itself, not an optional add-on. Whatever a buyer pays monthly, part of it funds the theming that makes the Last Mango Theater, Latitude Bar & Chill, and Changes in Attitude Bar what they are.

What Homeowners Actually Pay

HOA costs vary by product type, and the difference is large enough to affect how a listing should be priced against comparable new construction.

Home Type Monthly HOA (2026) Annual
Single-family (Beach and Island Collection) $329.11 $3,949
Villas (Caribbean Collection) $374.56 $4,495
Cottages (Conch Collection) $348.65 $4,184

A working capital contribution equal to one-sixth of the annual base assessment is also collected at closing, along with a separate $100 fee for the Latitude at Hilton Head Foundation, which the builder matches on initial sales. None of these figures move with negotiation. They're set by the master association, and any pricing comparison between a resale home and a builder home needs to account for them the same way on both sides.

What This Means If You're Selling Here

The instinct when days on market stretches is to assume the market has cooled and drop the price. That's not quite what's happening. The percent-of-list-price figures show buyers are still willing to pay close to what sellers are asking. The problem is timing and positioning, not appetite.

A resale seller's real competition is the builder's current incentive package, not last year's comparable sales. Before setting a list price, it's worth finding out what discount the builder is currently running on a similar floor plan and square footage, because that number functions as an informal ceiling on what a resale buyer will pay without matching concessions of their own, whether that's a closing cost credit, a rate buydown, or simply patience with a longer marketing period.

What This Means If You're Buying New or Resale

Buyers get real leverage out of this dynamic, but only if they know where to look for it.

New construction here isn't a single track. Some Latitude Margaritaville homes fall inside Latitude Lakes, a section that isn't age-restricted at all. If one person on the deed is 55 or older, that household can buy into the Margaritaville amenities for a fee, which opens the door for buyers who want the lifestyle but aren't ready to commit to an age-restricted deed everywhere else in the community.

There is no golf course inside the gates. Golfers coming from a golf-centric 55+ background should know that up front rather than discovering it after signing. Nearby options include Hidden Cypress Golf Club, Okatie Creek Golf Club, and May River Golf Club, all a short drive away rather than a golf cart ride.

One more detail worth confirming before an offer goes in: not every parcel in this community sits in Beaufort County. Some fall in Jasper County instead, which affects the taxing authority and assessment process on that specific lot. It's a five-minute check with county records, and it's the kind of detail that's easy to miss when a sales presentation is moving fast.

Before You Write an Offer, Confirm

  • Which county the specific lot or home falls in, Beaufort or Jasper, since tax assessment and millage differ
  • Whether the section is inside Latitude Lakes or the standard age-restricted community
  • The current builder incentive on a comparable floor plan, including any lender or attorney requirements attached to the discount
  • Which HOA tier applies to the home type (single-family, villa, or cottage) and what the working capital and foundation contributions add at closing
  • Whether golf access matters enough to weigh the drive to nearby courses into the decision

Frequently Asked Questions

Is demand actually slowing down at Latitude Margaritaville? The data doesn't support that read. Closed sales climbed through 2026, and sellers are still receiving close to full asking price. What changed is the timeline, driven by builder competition rather than fewer interested buyers.

Why did some homes here sell in three weeks and others sit for five months? Pricing against the builder's current incentive matters more than pricing against last year's resale comps. Homes priced with that in mind tend to move faster.

Is every section of the community age-restricted? No. Latitude Lakes is a non-age-restricted enclave within the same gated community, with amenity access available to households where at least one resident is 55 or older.

Does the whole community sit in one county? No. Some parcels fall in Jasper County rather than Beaufort County, which affects property tax assessment. Confirming this before closing is worth the phone call.

Whether you're weighing a resale purchase against the builder's current incentive, or trying to price a home you already own here against homes that haven't been built yet, the numbers only make sense once someone walks you through what's actually driving them.
